Home Staging Contest: Empty Real Estate Category with Real Furniture

Following the line of the latest blog posts, today I will reveal to you the winner of the category of empty properties prepared with real furniture, in addition to all the others registered in the same category.

Just to remember, between March and April of this year I organized the 1st Home Staging Contest in Brazil, with the purpose of promoting this important tool for the preparation of properties for sale or rental and, mainly, to leverage the works that my students have been developing incredibly in the area.

I’m just proud of everyone’s trajectory here! Congratulations.

The contest had three categories:

1st Category: Home Staging With Resident
2nd Category: Home Staging On Empty Properties With Scenic Furniture
3rd Category: Home Staging On Empty Properties With Real Furniture

This online home staging contest exceeded all expectations. There were more than 30 works registered by professionals from all over Brazil and we had 3,913 unique visitors. Each visitor could vote for one of the 3 categories mentioned above, and also for more than one job.

In this post today, I’m going to talk about the Home Staging Category in Empty Properties with Real Furniture.

Home staging with real furniture for empty properties has been in high demand. This is because, as I have already mentioned in my lectures, courses and even here on the blog, there is a great offer of properties, especially in real estate portals.

So owners need – more than ever – to find ways to make them more relevant and attractive. Find a differentiator. Because the fact is that furnished properties sell or rent easier and faster, in addition to opening up a whole new range of possibilities, such as working with Airbnb.

But, to work with real furniture in empty properties, it is essential:

– Property diagnostic consultancy and survey of basic measures
– Indication of minor repairs
– Greater focus on layout, selection of furniture and decorative pieces
– Home Staging – Affective decoration
– Photos and videos

Renovation and Home Staging

Anyone who accompanies me periodically already knows our successful cases of Home Staging. And today I want to explain in more detail about an apartment that we just did Home Staging and that included a small renovation.

First, I need to emphasize that the work developed by Home Staging is different from that of decoration, as it consists of an American real estate marketing technique that focuses on highlighting the positive points of the property.

And to achieve this goal of enchantment, sometimes we need to point out improvements, such as painting the walls, changing floors and coverings, adapting lighting and other details before we do the home staging assembly to achieve the goal of accelerating the sale or rental of properties. To exemplify this, I want to show the work that we recently developed for a client.

Work step by step

The first thing to be passed on to the customer is the scope of what will be developed. In the case of this apartment that I bring to you today on the blog, this client lives outside of Brazil, in Australia, and learned about our Home Staging work because of a video I made with César from “Viver de kite”. He has a YouTube channel with over 130 thousand followers, and that’s how she got interested in our work and got in touch with us.

The client has a property in Brazil that she needed to sell and so that we could present a job proposal, we sent a link to our client’s budget form, and she sent us photos and videos of the property.

With this material in hand, we suggest a first inspection of the property. We identified that a small renovation would be necessary to bring more space to space and reach the region’s target audience.

Step 1: On-site consultancy

In this initial consultation, we identified that the property needed the following improvements:

1st. Removing drywall walls to integrate the environments and bring more clarity and ventilation to space since this is a small apartment of 40 m² and the former tenant made two single rooms, which significantly reduced the area and did not value the property.

3rd. Paint all the walls and ceiling in white, as the apartment had a yellowish paint that made the property look dirty and worn.

4th. Remove all loose furniture that was in the apartment, as well as appliances that did not match the image you need to transmit.

5th. In the bathroom, it was only necessary to adjust the electric shower, insert a new hinge door and do a thorough cleaning.

All of these changes were described in a report and sent to the client who gave it to the contractor for the renovation of the property.

After the renovation completed and a good cleaning of the property, it was time to assemble the Home Stating, a service where we rent all the furniture, decoration and produce all the environments to create the perfect setting to delight the potential buyer. For this type of work I develop a whole line of scenographic furniture customized especially for each client.

2nd Step: Setting up Home Staging

Here we carry out the entire selection of furniture and decoration in the smallest details. At that moment, it is necessary to make the environments attractive and that when entering them, the buyer can have a clearer view of what the property will look like after its purchase, as well as, be enchanted with what he sees.

Today we will discuss how construction companies can use Home Staging Scenography as a decoration option to accelerate the sale of a property since it is common to identify the availability of decorated apartments for sale.

However, what is not always well known is that structuring these “decorations,” such as: furniture and decoration items, generates many costs and requires a lot of time until the desired results are obtained. Also, much more work is necessary to hire services such as carpentry, marble, and furniture.

However, realizing the high investment that needs to be made to bring the entire structure, such as furniture and building environments, which requires many resources for such execution, many end up leaving it in the background and losing the chance to leverage their sales potential.

However, this is no longer a reality since, with the techniques of Home Staging Scenography, it is possible to create charming sceneries in construction companies’ apartments without the need for very high investment. Building environments that have charm and harmony and give those interested in your purchase feel coziness around the place.

As a way of demonstrating, today I am going to present Stager Andréa Linhares from Belo Horizonte, one of the professionals who graduated through my Home Staging courses and is highly qualified to work in the area and thus help me change the entire real estate market.

She had been working in the real estate launching area for a long time what was undoubtedly a differential so that in conjunction with home Staging, successful projects were created. Andréa works today to demonstrate to builders how Home Staging Scenography can increase the chances of selling these apartments.

Proving that the investment was lower and that the work’s final result would pay off, they ended up choosing Home Staging Scenography. Without a doubt, after ready, the practicality and results were very satisfactory. Another fascinating detail is that it is possible to do this work in an apartment whose building is not yet ready.

When finished, it is possible to move the decoration from one apartment to another, facilitating the sale. If a unit is sold, move the decoration to another, making it an excellent advantage for the construction company since Home Staging is carried out by a single team, preventing the construction company from depending on different suppliers such as furniture, household items, decoration, and others.
